There is a non-refundable $50 application fee per adult to apply for this home. Anyone 18 or older who will be residing at the property must apply. We will: check your financial history; verify past landlord references and personal referrals; verify sufficient income; and perform a criminal background screening. Insufficient income, poor credit, outstanding liens or judgments, history of evictions (please no evictions in the past two years), poor rental history and/or a criminal record, or poor personal references will all be grounds for denial. If your application is approved, there is NO lease processing fee charged to you.

Should have $75K or more take-home income from any legal source, OR proof of funds. Every applicant must have a credit score of 650 or better. Don't know your credit score? Go to www.CreditKarma.com. Please No smokers; No waterbeds; No trampolines; and No swimming pools at this home. Renters' insurance a must.

PET POLICY: Sorry, no pets at this home. Per NM Practice: Accredited Service or Therapy Animals will NOT be charged pet rent, or a pet Security Deposit. They must have vet papers showing they are up to date on their shots, etc. The tenant must have a doctor. or therapist verification that they need a service animal. The service animal must be approved by the landlord’s insurance company. Some breeds MAY not be approved by the insurer: These include, but are not limited to the following: Pit Bull, American Bull Terrier, American Staffordshire, Staffordshire Bull Terrier, Doberman, Rottweiler, Akita, Alaskan Malamute, Presa Canario, any Wolf Hybrid; German Shepard, nor their mixes. Approved dogs: nails to be kept trimmed because of the flooring.
