Policies:

         There is a non-refundable $40 application fee per adult to apply for this home. Anyone 18 or older who will be residing at the property must apply. We will: check your financial history; verify past landlord references and personal referrals; verify sufficient income; and perform a criminal background screening. Insufficient income, poor credit, outstanding liens or judgments, history of evictions (please no evictions in the past two years), poor rental history and/or a criminal record, or poor personal references will all be grounds for denial. If your application is approved, there is NO lease processing fee charged to you.
         Up to two small FRIENDLY dogs (each under 30 lbs.)  with an additional pet rent of $25 per month per dog; or one medium sized dog under 60 lbs.  If an  Assistance Animal (with no pet rent) weight must be under 60 lbs. and with proper authentic documentation will be permitted with written permission by Chocolate Properties ®, LLC.   All dogs and assistance dogs are upon owner approval. FRIENDLY DOGS ONLY: please no Dobermans, no Pit Bulls, no Rottweilers, no German Shepards, nor their mixes.  And no other type of pets allowed. Sorry, no cats.
